6 Renovations That Will Increase the Worth of Your Home

by Guest Blogger Leave a Comment

If you want to increase your home’s value before selling, strategic renovations can make a big difference. Certain upgrades not only make your home more enjoyable to live in now but can also appeal to prospective buyers who would be looking to see some modern amenities in key areas of your property.

Rennovation ideas for your kitchen.

But with that said, you have to be careful with your renovation budget so you don’t spend it on just any area of your home because you hope to increase its value. No! You have to spotlight a few key areas that will guarantee the highest return on investment and focus your energy there.

These Six renovations can significantly boost your home’s worth and attract potential buyers.

Update the Kitchen

A renovated kitchen should be at the top of your list for increasing your home’s resale value. According to Rismedia, you can enjoy over 83% ROI from just renovating your kitchen.

Outdated kitchens with worn cabinets, appliances, and flooring can deter buyers. So, replace these elements to cash in on your property.

Consider refacing your cabinets by installing new fronts and hardware rather than entirely replacing cabinetry to save on costs. Also, try swapping your outdated appliances for sleek, energy-efficient stainless steel models that can improve the kitchen’s appeal.

You want buyers to be dazzled when they enter the kitchen. So, put some effort into the countertops and update them to current materials like quartz and accent tiles. This will modernize the aesthetic on a budget as well.

Modernize Bathrooms

Along with the kitchen, bathrooms are rooms that buyers pay close attention to. Outdated bathrooms with builder-grade finishes, worn fixtures, and dingy tile can certainly deter potential buyers.

So, add modern elements like frameless shower enclosures, wall tile, lighting, and vanities to transform the space.

Focus first on the master bathroom, as this will be highlighted in the listings. However, renovating secondary bathrooms that have issues is not a bad idea. According to data from Rismedia, renovating your bathroom will bring a ROI of around 65%.

Boost Curb Appeal

Curb appeal has a powerful psychological impact on potential home buyers. Well-designed landscaping and an updated front entryway or patio space can instantly increase your home’s perceived value.

Some relatively simple projects that boost curb appeal include power washing exterior surfaces, painting the front door, adding stone veneer accents by the entryway, installing a new garage door, and planting flowers and bushes.

Updating exterior lighting and adding landscaping elements like patios and garden walls also entices buyers.

Being aware of the importance of outdoor living spaces, adding entertaining playground equipment to your backyard can also significantly boost your property’s value. Parents often look for homes with child-friendly amenities. Therefore, including durable playground equipment can turn your backyard into a family-friendly haven. Options like sturdy swings, slides, and climbing structures not only make the space more entertaining but also assure potential buyers of long-lasting, high-quality installations. Investing in this type of equipment can set your property apart in the market and attract interest from families.

Investing 2-3% of your home’s value on curb appeal renovations can often translate into a 10-15% boost in perceived value. When selling your home, excellent curb appeal can even help buyers overlook other imperfections.

Add Storage Space

Lack of storage deters many home buyers today. During showings, small closets and limited space to put belongings are something buyers routinely point out. So, creating additional storage space is one of the most ingenious renovations you can do.

If you have an unfinished basement or attic, then consider finishing the space to add storage capabilities. Installing closet systems, kitchen pantry cabinetry, built-ins, and garage storage also appeals to buyers.

Converting existing rooms into large walk-in closets can work too. Adding storage doesn’t have to be complicated or expensive. Storage solutions show buyers their belongings will fit in your home. And being able to keep items out of sight while maintaining a tidy, organized appearance is a lifestyle that many home buyers want.

Add a Pool

If you notice that swimming pools are a trend in your neighborhood and you have the outdoor space for them, then consider adding an in-ground swimming pool to your property.

Yeah, it’s expensive! But it can also greatly boost your home’s worth. Besides, if your property is located in areas with long, hot, and humid summers, like Florida and Arizona, then you should probably consider it as part of your renovation plans because buyers in these areas would value it for recreation and entertainment.

If you already have a pool, renovating it before listing your home is a smart move. Calling a good pool leak detection company to inspect and fix any leakages, refinishing the interior surface, upgrading pool pumps and filters, adding decorative tile, installing pool safety fencing, and deck/patio construction will all add value.

Also, making sure your poolscape design is aesthetically appealing with lush landscaping will attract buyers. They’ll be eager to imagine backyard parties and relaxation when they buy the property, all thanks to the pool setting the scene.

Update Flooring

While surfaces like kitchen counters and bathroom tile do capture attention, don’t underestimate the difference new wood flooring, carpeting, vinyl plank, or other flooring types make too.

Outdated carpet, laminate floors, and tile flooring can expose your home’s age. So, the best course of action is to replace these finishes to modernize things in the eyes of the buyer.

Refinishing existing hardwood to restore its luster is an excellent option in some homes. Upgrading to modern gray wood-look tile or waterproof luxury vinyl plank are fantastic updates, too. And for carpets, consider eco-friendly plush styles in neutral shades. These modifications will help you market your home efficiently and attract buyers.

Wrapping Up

This list is not to deter you from investing in areas you feel need the most modernization in your home or upgrades that buyers frequently request in your neighborhood; instead, it’s to provide you with fresh inspiration.

So, feel free to use it as a jumping-off point as you envision improvements that will increase your home’s worth. Good luck!
